Abstract

Purpose

This study aims to evaluate the effectiveness of different prefabricated construction (PC) policies using a case study in Wuhan, considering the local context.

Design/methodology/approach

The effectiveness of PC policies is falling behind expectations. The main reason lies in an insufficient understanding of the policy impacts. An agent-based model was built by choosing the residential sector in a typical large city of Wuhan, China, as the study case. Different cost reduction scenarios were introduced for investigating the PC policy effectiveness. The proposed model and simulation approach can be used for other cities and generalized to the whole Chinese PC industry with the potential to include more local policies and corresponding data.

Findings

Simulation results show that carbon emission reduction will be between 60,000 and 80,000 tons with policy incentives, nearly double that of the no policy intervention scenario. The target of 30% PC in all new buildings by 2026 in China is achievable with the subsidy policies of linear cost reduction, or cost reduction conforms to the learning curve.

Practical implications

Simulation results of three kinds of policy show that subsidy policy optimization is necessary regarding reducing the level of subsidy needed. The carbon credit policy is not essential since it has little influence on PC development. Implementing the project procurement restriction policy is not recommended if the scale of development of PC is more important than achieving the development target.

Originality/value

This study can help the government and developers make better policy and strategic decisions on PC development and boost the sustainability transition of the construction industry.

Abstract

Purpose

This study aims to explore the various approaches used in the general customer service industry to develop a conceptual framework for evaluating the responses of facility managers to user post-occupancy feedback.

Design/methodology/approach

This study uses conceptual analysis based on a comprehensive review of relevant literature.

Findings

The results of the study established 24 propositions which are categorised under organisational response dimensions specific to facilities management (FM): timeliness, facilitation, redress, apology, credibility of explanation, attentiveness, effort and their relationships with overall satisfaction and post-feedback behaviour, such as word of mouth and acceptance to continue using the facilities.

Research limitations/implications

The established propositions are derived from existing theories using a deductive approach. The framework can be further enhanced to suit various applications in FM services.

Practical implications

This conceptual framework is a generic model, appropriate to many FM scenarios. The framework can be used to develop standard policies and procedures to foster and encourage collaborative relationships between users and facility managers. It reinforces transparency and trust between facility managers and users during the operation and management of the facilities, and improves FM effectiveness, facility performance and user post-occupancy experience.

Originality/value

In the FM area, no systematic approach has been previously established to evaluate and improve the response process to the users’ feedback. The proposed framework is a pioneer contribution in this area.

Abstract

Purpose

This paper aims to identify user-centred facilities performance attributes of higher education buildings and how they can be used to evaluate individual learning spaces. These attributes are then consolidated for developing a post-occupancy evaluation (POE) framework in this context.

Design/methodology/approach

A systematic review of the literature on the POE of higher education buildings is conducted.

Findings

This study identifies 36 facility performance attributes in higher education buildings, which can be categorised into four dimensions: ambient; spatial; technology; and building support and services requirements. These facility performance attributes need to meet user requirements to achieve satisfactory feedback. It is also important to note that user requirements differ from one learning space to another; thus, it is essential to consider the characteristics of individual learning spaces.

Research limitations/implications

The proposed evaluation framework is context-based and may not be suitable to evaluate other types of buildings. It may be further extended and enhanced to meet other facility management evaluation needs.

Practical implications

The POE framework developed in this research can be used to generate facilities management analytic to inform future design and improve existing higher education facilities.

Originality/value

This research has developed a holistic POE framework tool to meet user requirements in higher education buildings.

Abstract

Purpose

Modern construction projects are increasingly complex and rely heavily on multi-discipline collaboration, and this leads to a more and more decentralized project-based structure widely adopted in the construction industry. While job satisfaction (JS) and job performance (JP) have been heavily studied previously, few considered the impact of organizational structure and none investigated the relationship between the organizational decentralization degree with JS and JP. This research aims to fill this research gap and investigate the impacts of organizational decentralization degree on JS and JP and facilitate a better project management practice for large-scale construction projects.

Design/methodology/approach

This research firstly establishes four hypotheses based on the literature review on general project-based organizations, then the hypotheses are tested by a survey covering 25 large complex construction projects in China. A hierarchical linear model analysis was carried out to analyze the survey data and to study the relationships between organizational decentralization degree, job satisfaction and job performance.

Findings

Analysis results show that projects' employees' JS and JP are positively correlated with the construction project organizations' decentralization degree, respectively. The decentralization degree has a higher impact on JS than on JP. Employees' JP is positively correlated with their JS, and a higher decentralization degree leads to a more significant positive impact that JS puts on JP.

Originality/value

The findings are new evidence of how construction organization structure and its decentralization degree can affect project employees' JS and JP. This research provides valuable guidance for the industry's management practice and is particularly important for large, complex and highly decentralized construction projects.

Abstract

Purpose

Current research on mental health in the construction industry is fragmented, making it difficult to obtain a complete picture of young construction workers’ mental health conditions. This situation adversely affects research progress, mental health-care planning and resource allocation. To address this challenge, the purpose of this paper was to identify the themes of mental health conditions among young construction workers and their prevalence by geographical location.

Design/methodology/approach

The scoping review was conducted using meta-aggregation, guided by the CoCoPop (condition [mental health], context [construction industry] and population [construction workers 35 years old and younger]) and PRISMA-ScR (Preferred Reporting Items for Systematic Reviews and Meta-Analyses extension for scoping reviews) frameworks.

Findings

A total of 327 studies were retrieved, and 14 studies published between 1993 and 2022 met the inclusion criteria. The authors identified 13 mental health conditions and categorized them under nine themes. Mood disorders, anxiety disorders and substance-related disorders constituted the most researched themes. Studies predominantly focused on young male workers in the Global North. The prevalence estimates reported in most of the studies were above the respective country’s prevalence.

Originality/value

This review extends previous studies by focusing specifically on the themes of mental health conditions and giving attention to young construction workers whose health needs remain a global priority. The study emphasizes the need to give research attention to lesser-studied aspects of mental health, such as positive mental health. The need to focus on female construction workers and on homogenous sub-groups of young workers is also emphasized. The findings can guide future systematic reviews on the identified thematic areas and help to plan the development of interventions.

Purpose

Promoting positive mental health is increasingly being encouraged as the focus of research and policies on the mental health of construction personnel. Most measures of mental health, however, typically use negative indicators such as depression and anxiety and are not specifically developed for the construction workforce, especially those with a Global South background. These limitations have made it challenging to measure construction personnel’s positive mental health. The purpose of this study was, therefore, to develop a scale for measuring the positive mental health of construction personnel with a Global South background.

Design/methodology/approach

Guided by Keyes’ two-continua model of mental health, the study objectives were addressed through a mixed-methods study using the case of Ghana. Qualitative data collected from eight key stakeholder groups using 16 interviews and two rounds of focus group discussions were analysed thematically. Quantitative data were obtained through a survey of 425 construction personnel and analysed using confirmatory factor analysis and correlation analysis.

Findings

Thematic analysis revealed a four-dimensional structure of positive mental health, namely, emotional, psychological, social and spiritual. Confirmatory factor analysis and correlation analysis of the results indicated good instrument validity and reliability.

Originality/value

Existing measures of positive mental health are based on a three-dimensional model, i.e. emotional, social and psychological well-being. By including spiritual well-being, this study proposes a four-dimensional measurement model as a more comprehensive and promising measure to use in surveys of positive mental health among the construction workforce, especially those with a Global South background, and to develop suitable interventions for them.
